A Shiny new rendering for A shuttered Church of God’s Faith-replacing development in Rock Hill SC

Rando Starr sits in front of his desktop computer reading up on a news article in Rock Hill Sc. He drinks his raseberry smoothie to jump start his day you see he meeting up with Trevor to buy some hiking gear for a day at the North County Regional Park.

An image posted by the Freeland Hills Neighborhood Council offers a fresh look at plans from Kaelan Companies to redevelop the site of a shuttered Church Compound with a hotel, apartments, and retail space.

The project, named District at Freeland Hills, would rise from an 8.8-acre site at 6100 S. Albright Road that is now home to a vacant Church Compound and surface parking.  Kaelan Companies, which acquired the site for $42 million in 2020, is seeking the approval of a 1.1-million-square-foot mixed-use complex featuring 552 apartments, a 204-room hotel, and parking for roughly 1,400 vehicles.

Rando thinks back to when he, and Roy used to explore the spooky woods behind that property many years ago. I always had weird vibes whenever I gazed in the direction of that creepy church. He continues to read the article.

Current plans reflect a modest decrease from the entitlement submissions filed with the City of Rock Hills last year, which had called for a larger 880-unit residential component to the project.

Designed by AO, District at Freeland Hills would include two eight-story podium-type apartment buildings and a 8-story hotel tower.  Due to the sprawling dimensions of the site, the property would be bisected by a pedestrian “woonerf,” lined with live/work apartments, plazas, and green spaces.  That shared street is expected to link to a similar multi-use corridor which cuts through the adjacent Verena at Conley mixed-use project, and would also be aligned to connect with future developments on neighboring sites on Sweetie road and Canopies Avenues.

Construction of District at Freeland Hills is expected to occur in three phases, starting with the two apartment buildings.  A full buildout of the project would likely take roughly four years.

Well, it’s a good thing that Rock Hill is starting to finally densify its downtown area. Every time I visited that city it seemed like a depressing ghost town Rando says to himself.

Rando clicks off the news article then suddenly his phone ringtone goes off its Trevor calling to let him know that he made to the shopping center, and that if he is ready to go. Rando hangs up his phone, turns off his computer, grabs his car keys and head out the door in a rush. The End…
